Our Premium Home Building Specifications

FLOOR SYSTEM

Joists:
 Engineered floor joist system
Sub Floor:
 5/8” tongue & groove PLYWOOD, glued as well as nailed. 1⁄2” foam under pad under all carpeting. 1⁄4” underlay under all vinyl.
Flooring:
 Quality jute­backed carpet & durable cushion vinyl flooring – many styles & colors to choose from.

WALL SYSTEMS

Exterior:
 Premium kiln dried 2” x 6” studs, 16” on centre, 8 ft. height. Fiberglass PINK batt insulation (R­22). 7/16" Sheathing glued and stapled. House Wrap and vinyl siding.
Interior:
 1⁄2” gypsum drywall. Joints are taped, filled & sanded. Prime painted off white. Bathroom walls are insulated for privacy. Ceilings are texture sprayed (except bathrooms, kitchen and laundry room).

ROOF SYSTEM

Structure:
 5/12 standard roof pitch. Engineered roof trusses, 24” on centre, 1⁄2” PLYWOOD sheathing, and 30 year architectural fiberglass shingles complete with eave protection. Vinyl soffit & aluminum fascia. (R­50) Cellulose insulation.

WINDOWS & DOORS

Windows:
 Vinyl, argon­filled Low “E” casement windows. All windows are maintenance free and include screens on all operating sections.
Doors:
 Exterior doors are insulated steel panels, with decorative windows and vinyl clad frames. Interior “series 800” Colonial style prime painted doors. Polished brass door knobs. Low “E” glass in patio doors.

INTERIOR FINISH

Trim:
 Prime painted colonial moldings.
Stairs:
 Two storey & split entry homes have carpeted stairs. Stairs to basement areas are unfinished closed tread pine, with handrail.
Cabinetry:
 Your choice of solid Oak, Maple or PVC colored doors. As shown in our Décor Centre European style fully adjustable hardware.

PLUMBING SYSTEM

Supply:
 Inside home, done in accordance with Canadian Plumbing Code, supplied and installed to below sub floor.
Fixtures:
 Choice of white or bone sinks & water saver toilets installed. Easy clean one­piece fiberglass tub enclosure. Single lever faucets with pop­up valves. Bathrooms are complete with mirror and medicine cabinet, towel bar, toilet paper holder, recessed soap dish, grab bar provision and shower curtain rod.

ELECTRICAL SYSTEM

Supply:
 200 amp. panel. Copper wiring throughout. Décor light switches & duplex receptacles including heavy duty receptacles for stove & dryer.
Fixtures:
 Range hood fan, door chimes, smoke detector, carbon monoxide detector, overhead light fixtures, pull chain fixtures in basement and exterior weatherproof G.F.I. receptacle with cover. 2 phone jack rough­ins. Switched receptacles in living room.

HEATING SYSTEM

Standard: 
 Hi efficiency forced air fuel furnace (gas or propane). Heat recovery ventilation system installed and balanced.

BASEMENT

Supply:
 Full height poured concrete. Insulation in a full stud wall. Excavation and rough back fill are included.

WARRANTY
Excellent rating with TARION Program, extended to a full TEN YEARS on the structure of your new Guildcrest Home.
